Basement suite legalization is one of our most requested services. Converting an existing basement into a legal secondary suite in BC requires meeting specific code requirements: minimum ceiling height (typically 1.95m), egress windows in every sleeping room, a separate entrance, fire separation between the suite and the main dwelling (including fire-rated assemblies and interconnected smoke alarms), dedicated electrical panel or sub-panel, separate heating and ventilation, and plumbing that meets current code. Many municipalities also require a secondary suite permit and a final inspection before the suite can be legally rented. We guide homeowners through the entire process, from initial assessment through permit approval and final inspection. For laneway houses and detached accessory dwelling units (DADUs), we handle design, structural engineering coordination, permits, and full construction. Laneway homes are increasingly popular in Metro Vancouver as a way to add rental income, house family members, or increase property value.
