Under BC's Bill 44 (effective June 30, 2024), all municipalities must allow detached accessory dwelling units on single-family lots. This means homeowners across the Lower Mainland can now build a garden suite, laneway house, or coach house on their property. Garden suites (ADU-1) are ground-level detached dwellings typically built in the rear or side yard. They do not require lane access and can be up to 90 to 93 square metres depending on lot size. Laneway houses face a rear lane and are up to 83.6 square metres in Vancouver. Coach houses (ADU-3) are built above a detached garage and range from 46 to 65 square metres. Lots under 280 square metres can have up to 3 dwelling units total. Larger lots can have up to 4 units. This means you could have your main house, a basement suite, and a detached garden suite on a single property. Construction costs for a detached ADU vary depending on size, finishes, site conditions, and location. The investment typically pays for itself through rental income within 8 to 15 years, while immediately increasing your property value.
